- Casement Windows – The main reason for casement window leaks is the weather stripping. Since this window type opens up, it must be able to seal securely, when it is closed and locked. Old weather stripping loses it’s compression ability over the years. Sometimes, it gets cracked, dried out and brittle. When the weather seal no longer compresses to the window frame, it allows water to enter, and damage the interior.
- Picture Windows- Leaking picture windows are a bit of a mystery. Since this type of window is in-operable, you might think that it wouldn’t ever leak. That is far from the truth. We have encountered several reasons why picture windows leak. Perimeter caulking around the frames can allow water to enter, the mechanical joints may have a breach and can cause a leak, Gaps at the glazing line can allow water to seep into the home as well.
- Storefront Windows- This type of window is a large commercial size window, but also used on scenic views on coastal homes. Groupings of theses windows can span several stories high. What usually leaks on this window system, is the sealant on the mullions that join 2 or more windows. Water gets past the sealant and can travel virtually anywhere in the system. Dry glazed units that have vinyl push gasket can leak due to dried up gasketing or improperly installed.
- Sliding Glass Doors- There really are only (4) places a sliding door can leak. #1. Unsealed screw anchors at the sill. #2. Sill/Jamb water leg that keeps water from building up and overflowing onto the interior flooring. #3. Sill/Jamb connection called mechanical joints. #4. Perimeter caulking around the exterior frame. This sealant attaches the frame to the stucco.
- Horizontal Sliding Windows- These windows allow water to enter the bottom sill track, and weep out of the frame at the bottom exterior. This works the same as a sliding door. The screw anchors are concealed under a removable track. The sealant under the track is exposed to all the water that enters the window unit. After years of exposure, the sealant breaks down and becomes detached. This allows water to enter the frame, and cause noticeable water damage to the drywall below.
